Short Term Rental transformation

the journey of our first Short term Rental Property. We purchase this one at Mt Buller when my son joined one of the seasonal training programs. We initially stayed there during winter from Friday to Sunday, renting the property out during the week. The higher rate of winter rental along with the summer rental provided enough income to pay the interest and body corporate expenses. We have now moved to a different mountain to train and have purchased a small studio there, using the rental income on this property to pay the costs of the new ones.

I bought the property sign unseen, i found it at the end of the ski season when it was on a season lease and was not able to look inside. So pictures are all I had to go on. Ski accommodation is small, fortunately this place actually turned out to be larger than I thought it would be. It was however quite dark inside which I found depressing and setup to accommodate only two people. So I wanted to do something that didnt cost a fortune and didnt take very long as we settled in April and the season started in June

Important considerations for us was it had to sleep 3 comfortably and enable us to have friends come and stay. We needed a space to work which didnt require us to pack up every time we ate dinner.

In the bedroom we removed the queen sized bed and replaced with a tri bunk as there were three of us that had to stay here. I found a murphy bed on ebay which had a desk on it. So the bedroom that used to accommodate 2 can now easily accommodate 4.

I painted the brick walls white to brighten up the room. The timber cladding while quite typical of Alpine property made the small space look like a real square box. So the timber was whitewashed in watered down paint to keep the timber look but lighten up the colour a bit.

The curtains were replaced with ones lighter in colour, custom made but still only about $200 on ebay.

The TV was replaced with a more modern larger smart TV, the couch replaced with a new Sofa bed, and separate chair added that was also a single sofa bed. The table was eventually swapped out for an expandable table. I put up some surfboard hooks on the wall and hung up the extra chairs which folded up leaving only a couple that were used all the time. We also added some appliances to the kitchen and added some ikea shelving and additional cabinets. we initially had a lock up pantry cabinet where we kept our own stuff and locked it when we had guests staying there. I also installed a small benchtop dishwaster in the cabinets under the sink.

the final touch were some pictures on the walls which were ones I had taken on my trip to Nepal, I printed these and used cheap frames from Kmart and put my own pictures over the top.

None of the original furniture was wasted they were either given away for staff accommodation or used in other rentals.
